LEASING
• Leasing & Rent-up
• Prepare and place advertisements
• Receive and process leasing inquiry calls
• Process rental applications
• Perform credit, employment and landlord checks of prospective tenants
• Prepare and finalize lease and other agreements
ADMINISTRATION
• Collect or receive all rents and funds, along with assessing penalties.
• Pay routine, pre-approved operating expenses out of rental receipts
• Liaise with owners to obtain approval for any extraordinary expenses
• Manage and supervise on-site superintendents on behalf of the owner, if necessary, hire qualified staff and maintain a payroll
• Administration of the lease including lease enforcement, tenant qualification and collection of security deposit
• Liaise with tenants on behalf of the owner on all matters related to the property

Urchin Property Management Inc. (UPMI) is an affiliate company of Urchin Holdings Ltd., a locally, family-owned property holding company in downtown Dartmouth that has been operating in the Halifax Regional Municipality for over 40 years.
We administer residential and commercial properties and parking lots in the Halifax Regional Municipality (HRM) for property investors. Over the last several years, our portfolio has grown to over 1,000 apartments in the Metro Area.
